CMB RETAIL LOANS - MORTGAGE INFORMATION
Requirements for purchasing property:
- Appraisal Report under 1 year; must include “Complete Inzage”
- Recent job recommendation letter
- Pay slips of the last 3 months
- If self-employed: last 2 yearly financial statements + registration at Chamber of Commerce + Tax office declaration
- Valid form of identification
- Residents with work permits must have minimum of 10 permits and the last permit obtained
- Same documents for spouse or partner
- Down payment 20 %
- Proof of address (awg. 5,- censo paper) or utility bill on client’s name
Requirements for construction / renovations:
- Same as indicated above plus
- Quotation of materials and labor signed by constructor (with ID) and client (in at least 5 phases and max 7)
- Cleaning lot / Walls / Roof / Plaster, windows, electricity / Ceiling, Tiles / Sanitary, kitchen (optional) & painting
- Copy of Constructor’s chamber of commerce
- 2 reference names for the contractor. Mentioning name, phone number and address
- Building permit (approved by DOW)
- Approved building plans
Mortgage charges:
- CMB Retail Loans Division Closing Fee 1,5% of loan amount
- Insurances: Life / Personal Accident / Fire all inclusive (not necessary when purchasing property land only)
- Notary charges
- “Overdrachtskosten” / property tax (when purchasing property land and or house) 3% or 6%
- Fondo charges 2.5% of property value plus Administration Fee
- Guarantee letter will be requested from Fondo Nacional di Garantia in case client does not have 20% down payment
